Hampton Inn Hotel
City of Gardner
- Responsible for initiating the conference center concept and requested developer to partner with the city for construction
- Negotiated $14M 84 -unit hotel and 200 seat conference center
- Led development and adoption of comprehensive economic incentive policies for city
- Established economic development incentive package for the project
- Oversight for financial advisor and bond counsel
- Provided management and oversight for site planning and permitting review
- Resolved complex construction issues
- Led policy approval efforts with mayor and city council
Comprehensive Pavement Mgmt.
City of Gardner
- Identified overall city capital needs and developed plan to educate policy makers and resolve issues
- Reviewed the current conditions of road infrastructure and evaluated funding options for addressing the deficiencies
- Oversaw the preparation of key issues to governing body and associated funding options
- Developed community engagement initiatives for voter’s approval of .5 cent sales tax initiative
- Established projects to be completed with the new tax revenue
- Implemented the first 3 years of a 10 year sales tax initiative
- Total project cost was $8 million annually over multiple years
Excelligence Learning
- Lead efforts to develop Economic Incentive Policy used to negotiate with project developer to construct 646,400 sq. ft. “Excelligence” facility
- Successfully competed with other cities nationally to secure the project by providing innovative use of economic development incentives
- Responsible for coordination and negotiation of developer contract to finalize incentive agreements and secure governing body approval
- The facility is projected to create 181 new jobs with a weighted average annual wage of $42,000
- The City will receive $1.59 million in new revenue during the 10-year period through 2028
- Total project cost was $38 million
